1. Information we collect

Information you provide

When you submit a residential or commercial inquiry, we collect the information you choose to provide, which may include your name, email address, phone number, preferred home or commercial space, tour preference, move-in or opening date, and message. We also record the version of this Policy and Website Terms you accepted and the date and time of that consent.

Technical information

Our hosting, database, communications, and security providers may automatically process limited technical information needed to deliver and protect the Site, such as an IP address, browser and device type, requested pages, timestamps, and error or security logs. This operational processing is separate from the first-party analytics described below. We use Cloudflare Turnstile to distinguish legitimate inquiry submissions from automated abuse.

First-party aggregate analytics

This Site uses limited first-party analytics to count page views and actions such as successful inquiry submissions, phone-link selections, tour starts, and direction requests. An analytics record contains only the event type, a normalized page path, and a coarse source category such as direct, search, social, or referral. We do not store an IP address in the analytics record, and our analytics does not assign a visitor, session, or device identifier; use a fingerprint or other persistent tracking identifier; or collect form contents or precise location.

We use these aggregate counts only to understand and improve the Site. We do not use them for profiling, advertising, or remarketing; sell them; or share them for tracking activity across websites.

2. How we use information

We may use personal information to:

• respond to residential and commercial leasing inquiries;
• provide availability, pricing, tour, and application information;
• communicate by email or phone about the inquiry you submitted;
• operate, maintain, secure, troubleshoot, measure, and improve the Site and leasing experience;
• maintain business records, prevent fraud or misuse, and enforce our Website Terms; and
• comply with applicable law and protect our rights, property, users, and others.

Submitting an inquiry does not enroll you in recurring marketing messages, and consent to contact is not a condition of renting or leasing.

3. How we disclose information

We may disclose personal information only as reasonably necessary to:

• our property management, leasing, and professional advisers who need the information to respond or provide services;
• vendors that provide website hosting, cloud databases, security, communications, and related operational services under appropriate contractual or legal obligations;
• government authorities, courts, or other parties when required by law or reasonably necessary to protect rights, safety, or property; or
• a buyer, successor, or adviser in connection with a merger, financing, reorganization, sale of assets, or similar business transaction.

These operational vendors include Google Cloud for hosting and inquiry storage, Resend for delivering inquiry notifications, and Cloudflare for Turnstile security verification.

We do not currently sell personal information or share it for cross-context behavioral advertising.

4. Third-party websites and services

The Site may link to services operated by others, including rental application, property-listing, map, and directions services. The homepage also embeds an interactive Google map. When that map loads, your browser connects directly to Google, which may process technical information such as your IP address and browser information under Google's own privacy terms. The map is separate from our first-party analytics, and the Site's analytics preference does not control Google's processing. Information submitted through another service is provided to that service or the applicable property manager, not through this Site. Those services have their own terms and privacy practices, and we encourage you to review them before providing information. We are not responsible for the privacy or security practices of third-party sites.

5. Retention

We retain inquiry information only as long as reasonably necessary to respond, manage leasing and business records, meet legal obligations, resolve disputes, and protect the Site. Retention periods vary based on the nature of the inquiry and applicable requirements. We may delete, de-identify, or aggregate information when it is no longer needed.

If we retain raw diagnostic measurement data, it is scheduled to expire after 90 days. Daily aggregate analytics counts are scheduled to expire 24 months after their measurement date. Those aggregate counts do not identify a person or browser.

6. Security

We use reasonable administrative, technical, and organizational safeguards designed to protect personal information. No method of Internet transmission or electronic storage is completely secure, so we cannot guarantee absolute security.

7. Your choices and privacy rights

You may choose not to submit an online inquiry and contact us by phone instead. You may ask to access, correct, or delete personal information associated with an inquiry, or opt out of further communications, by using the contact details below. We will review and respond to requests as required by applicable law and may need to verify your identity. Certain information may be retained where required or permitted by law.

Analytics preference

You may disable or re-enable first-party analytics for this browser at any time. We also treat a supported Global Privacy Control signal as a request to disable analytics; while that signal remains active, it must be turned off in the browser before analytics can be re-enabled here. This preference is specific to this browser and browser profile; clearing its Site data or using another browser or device may require you to set the preference again. Disabling analytics stops future measurement on that browser but cannot remove counts that were already aggregated. It does not affect your ability to browse the Site or submit an inquiry.

8. Children's privacy

The Site is intended for adults seeking residential or commercial leasing information and is not directed to children under 13. We do not knowingly collect personal information from children under 13 through the Site. If you believe a child has provided information, please contact us so we can review and delete it as appropriate.

9. Changes to this Policy

We may update this Policy as our practices or legal requirements change. The effective date and policy version at the top identify the current version. Material changes will be posted on this page and, when required, communicated through an additional notice.
